A City of Residential Communities

Before it became a megapolis, Bengaluru was known as a Garden City, for its tree lined roads and numerous parks. Bhubaneswar is called the City of Temples due to the presence of a large number of ancient temples. Delhi is known as a City of Monuments due to the presence of historical structures. Hyderabad used to be called as a City of Nizams before it became an IT and pharma hub.

Elsewhere, Lucknow is known as the City of Nawabs due to its historical association with the Nawabs of Awadh. Chennai is called Detroit of India, due to the presence of a large automobile industry. Surat in Gujarat is called Diamond City and was known as Silk City in the past.

Going by the current pace of development, Osman Nagar and Tellapur in Hyderabad will soon be called as a City of Residential Communities. This new satellite town is growing fast and is emerging as a major suburb of Hyderabad.

Notably, Osman Nagar, which adjoins Gopanpally, already hosts 15 apartment communities and 10 villa projects. Among them Muppa’s Indraprastha, spread over 36 acres, is the biggest villa community in Osman Nagar. The neighbouring Tellapur and Kollur have a large number of residential communities.

Together, Osman Nagar and Tellapur are emerging as a neighbourhood of residential gated-communities.

Before the onset of real estate development, Osman Nagar and Tellapur and the adjacent Kollur primarily constituted agricultural lands. The lands are acquired by real estate companies, who are building residential gated communities.

Unlike other urban centres of Hyderabad, Osman Nagar and Tellapur do not have industrial zones. Almost all of the land in these localities are being developed into residential communities.

Notably, all these residential communities are being developed by major real estate companies and come with new age planning and construction techniques. There is no haphazard development and industrial pollution.

With the availability of abundant land, Osman Nagar and Tellapur are expected to become prime residential community of Hyderabad. Muppa’s Melody, a premium gated community of residential apartments, is seeing good response in this location. Around 250 families have already moved into the community and construction of the third phase of the project is in full swing.

The primary attraction of Osman Nagar and Tellapur as a residential zone is the availability of abundant green cover. Tellapur municipality is surrounded by green zones on all sides.

In the North West, there is the International Crops Research Institute aka ICRISAT. Next to it, on the North side, BHEL Township offers abundant open area.

Hyderabad Central University (HCU) comes on the North East side and Bio Conservation zone on the East side. On the South Side there is Osman Sagar lake with a large bio conservation zone.

While Osman Nagar and Tellapur are seeing development of a good number of residential communities, the locality has good access to commercial, retail, entertainment, education and office zones in Financial District, Gachibowli, Kokapet, Neopolis, International Airport and Rail Network. This makes it easy for residents in this area to commute to work and travel.
