Are there any hidden charges?
No hidden charges. All applicable costs — stamp duty, registration, GST (where applicable), maintenance corpus, sinking fund, gas connection, club membership, and parking — are disclosed transparently upfront in the cost sheet shared with the customer at the time of booking.
What about parking allotment?
One covered car park is included with every apartment. Additional parking can be purchased subject to availability.
Does Muppa’s Melody attract GST?
GST depends on the construction status of the specific tower at the time of booking:
  • Ready-to-occupy apartments: No GST applicable.
  • Under-construction apartments: GST is 5% on non-affordable units and 1% on affordable units (sub-₹45L value, under 60 sqm carpet area), without input tax credit, as per current CGST rates.
This is a meaningful saving — on a ₹1 crore flat, GST can be approximately ₹5 lakh. Buyers in completed towers save this entire amount.
What are the stamp duty and registration charges in Telangana?
Current Telangana rates are approximately 7.5% of property value — comprising 5% stamp duty, 1.5% registration fee, and 1% transfer duty. Rates are subject to revision by the Government of Telangana. Please verify the latest rate with the Sub-Registrar's office or your CA at the time of registration.
Which banks have approved Muppa’s Melody for home loans?

What is the construction technology used?
Muppa’s Melody is built using MIVAN aluminium formwork shuttering — an advanced construction technology. Benefits include faster, more uniform construction, high structural integrity, better seismic resistance and superior finish quality compared to conventional brick-and-mortar construction.
Can I customise the internal layout of my apartment?
Because MIVAN is a monolithic concrete structure (walls, slabs, and beams cast as a single unit) with high structural integrity, major structural modifications are not permitted. However, you have full freedom in interior finishes, modular kitchens, wardrobes, false ceilings, lighting, painting, and other non-structural customisations after handover.
Are the buildings earthquake resistant?
Yes. Muppa’s Melody towers are designed as RCC shear-wall framed structures engineered to withstand wind and seismic loads as per applicable IS codes. The MIVAN construction further enhances structural integrity.
When will I get possession of my apartment?
Possession timelines depend on the tower selected:
  • Construction of towers 1–4 completed: Ready to occupy. Possession within 30–60 days of completing booking formalities and final payment.
  • Towers 5–7 are under construction: Estimated possession by August 2027, subject to construction progress and regulatory approvals.
How is the allotment process handled?
Once you select your preferred apartment and pay the booking amount of 10% of the total consideration, the CRM department issues a formal allotment letter on realisation of the booking cheque/transfer. The Agreement of Sale is executed next, followed by the registered Sale Deed on possession.
Can I do interior fit-out before formal handover?
Yes, interior fit-out can typically begin after registration and key handover of the apartments. For under-construction units, fit-out begins post-handover.

What is the monthly maintenance charge?
Monthly maintenance is calculated on a per-square feet basis and covers security, housekeeping, landscape upkeep, lift, STP/WTP operations, common-area electricity, and clubhouse operations. The figure is disclosed at the time of booking. After full handover, the society is managed by an Apartment Owners' Association (AOA) under the Telangana Apartments Act.

What is the resale or transfer policy?
Transfer of allotment before registration is permitted subject to a nominal transfer/administration fee and signed consent from Muppa Projects. After registration, the buyer can resell freely as the owner of record, subject to society and statutory norms.
What happens if completion is delayed?
Under Section 18 of the Real Estate (Regulation and Development) Act, 2016, if the project is delayed beyond the RERA-registered completion date for reasons attributable to the promoter, the buyer is entitled to either compensation in the form of interest on amounts paid (at the prescribed rate) or withdrawal with full refund plus interest. Our project is on track to meet the RERA timeline.
Can NRIs purchase apartments at Muppa’s Melody?
