Anyone who has looked for a flat near Hyderabad’s IT belt runs into the same challenge. Live near the Financial District and you buy into the traffic. Move out for room and greenery, and you hand back forty minutes of your morning to a jammed feeder road. Muppa Melody, located off Muppa Road in Osman Nagar, Tellapur, sits in a location that helps you avoid much of that.
So instead of another page that promises “excellent connectivity” and leaves it there, here is the drive. The office, the airport, your kid’s school, the nearest hospital, the metro. Real distances, and why they land where they do.
First, where is this place?
Osman Nagar, Tellapur, in the west of the city, right next to Muppa’s Indraprastha. Seven towers, ground plus 17 floors each, 1,054 flats across 8.33 acres, in 2, 2.5 and 3 BHK layouts. Three-quarters of the plot is left open.
None of that is what makes the commute work, though. What really matters is the road connectivity. Melody links to the Outer Ring Road through radial roads, and the Kokapet, Neopolis and Kollur exits (1, 1A and 2) are all close. Get on the ORR and the job hubs and the airport stop being a slog and turn into a straight run.
The commute that decides it: Financial District in 10 to 15 minutes
For most buyers here, this is the whole ballgame.
Ten to fifteen minutes to the Financial District by road. Same window for Gachibowli and the Wipro Gopanpally campus. If you clock in at ICICI Bank Towers, Franklin Templeton, Amazon, Capgemini, TCS or anywhere around WaveRock, that is the kind of commute your colleagues stuck in Kondapur would quietly resent.
Go wider and the rest of the corridor is still within reasonable reach. HITEC City is about 16 km out. The broader spread of Gachibowli, HITEC City and Wipro Circle sits in a 20-to-40-minute band depending on where you’re headed and, more honestly, when you leave. Microsoft, Infosys, Wipro, and TCS all keep big offices along that stretch.
There’s one thing about the location most brochures skip. Osman Nagar runs up against Osman Sagar Lake and a notified bio-conservation zone. That caps how densely the area around it can ever be built out, which quietly protects both the everyday liveability and, over the long haul, what your flat resells for. Denser pockets closer to Gachibowli can’t offer that.
The airport: about 40 km, and it’s mostly expressway
Rajiv Gandhi International is around 40 km from Tellapur. On a decent run down the ORR, call it 45 to 50 minutes, which is par for this whole side of the city. No residential zone out here was ever going to put the airport around the corner, and the ORR link is what keeps the number from getting ugly.
The part that matters if you fly a lot: you’re not crawling through the old city to get there. Once you’re on the Outer Ring Road it’s almost all highway.
Schools and colleges
For families this often carries as much weight as the office run, and Tellapur holds its own.
The University of Hyderabad campus is about 4.3 km away. For younger kids, the two names that keep surfacing in this pocket are Manthan International and Glendale Creative Arts Academy, both solid, both a short drive. The wider Gopanpally and Nallagandla belt piles on more options, so you’re not stuck with one gate to fight for at admission time.
And because the neighbourhoods around here are already lived-in rather than empty plots, the schools and tuition centres exist right now. You aren’t crossing your fingers on infrastructure that’s supposedly coming in 2030.
Hospitals, Malls and Everyday Essentials
Healthcare is well served by several multi-specialty hospitals nearby Aksha Hospitals in Nallagandla is roughly 2.6 km, about seven minutes. Continental and Citizens Specialty are inside a 15-to-25-minute radius, and the American Oncology Institute is reachable too.
Weekends and shopping: Aparna Neo Mall is around 5.9 km, and the bigger Inorbit and Sarath City Capital malls are about half an hour out. Groceries, chemists, the usual runarounds get handled by the existing Osman Nagar and Nallagandla neighbourhoods, so daily life doesn’t wait on the area growing up first.
Metro and buses
Closest metro is Miyapur, about 6 km off. Not walkable, but a quick hop, and phase two of the Multi-Modal Transport System is meant to tie Tellapur into Lingampally, which should improve rail access down the line.
For now, be clear-eyed: this is a car-first address. The ORR and radial roads do the heavy lifting, and the metro is a drive, not a stroll.

Is it the right spot for you?
If your desk is in or near the Financial District and you want breathing room, greenery and a quieter street without trading away your commute, the math is on your side. Same goes for young families weighing school access against a drive that won’t wreck the morning.
If you live on the metro, or you need to be at the gate in under half an hour, be honest with yourself: this isn’t the closest option going, and that’s fine to admit.
With possession already commenced, buyers can evaluate the completed development and actual site conditions during a visit. If the connectivity fits how your week runs, do one thing before you decide anything else: drive these routes yourself, at the hours you’d normally travel them. The numbers on paper get you halfway. The roads at 9 am tell you the rest.
